A whole-system view

The cover is only the visible part.

Good advice follows wastewater from the house, through the tank or plant, to its final destination. That route explains most of the rules, risks and repair choices.

Follow the flow

One system.
Three decisions.

System type, discharge destination and location decide whether routine care, investigation, authorisation or redesign comes next.

Four regulators.
Four routes.

Common questions

A quick answer may be enough.

For a property-specific issue, the guided check collects the useful facts without asking you to diagnose it.

How do I know if I have a septic tank or treatment plant?

Start with property records, covers, service paperwork and the discharge route. Covers alone rarely prove the system type. A specialist can inspect accessible components and trace the outlet without anyone entering the chamber.

Can a septic tank discharge into a ditch?

In England, a septic tank cannot discharge directly to surface water under the general binding rules. A treatment plant may be able to discharge to surface water when all applicable rules or permit conditions are met. Wales, Scotland and Northern Ireland use different regulator routes.

How often should my tank be emptied?

England’s official guidance says before sludge exceeds capacity, at least annually or in line with manufacturer instructions. SEPA also advises annual desludging. Occupancy, tank size and measured build-up can change the interval.

Can you help with a house sale?

Yes. The guided check captures the nation, system type, discharge route, records, transaction stage and deadline so the enquiry can be routed to an appropriate inspection or compliance specialist.
